Hi! We're waiting on the ESA report, which is why it's marked as TBD, however we don't expect any issues. Due to the delay on this report, we're going to mark this as green, which means it's covered under warranty. Thanks for bringing this to our attention.

Yes, if it's marked green, it's covered under the warranty. Keep in mind, there is a deductible with the home warranty so anything minor will most likely cost less than the deductible. The purpose of the warranty is to give buyers total confidence knowing that they aren't going to be putting a large amount of money towards an unforeseen issue. We also encourage buyers to do preemptive inspections as there is ample time from the period the home is in showing until it goes into auction. 

What does the full warranty applies mean? Where can I find the warranty contract on specifically what is covered? Is it cost and materials or just materials .... a detailed FAQ would inspire more confidence in this service.  As for now, I have to assume that there is no warranty and I will need to factor that into any bidding.

I noticed some of the windows are cracked. The home inspection checked it off as green. Does that mean these cracked windows would be replaced under warranty?

Without going into details, from our understanding from the home owner, the home was listed by an agent on MLS without having the owner sign any listing documentation. 

Electrical inspection shows a warning symbol and the comments are "TBD". 
This does not inspire a feeling of confidence as to whether the inspection report is comprehensive...
What do they mean by "TBD"?

In the home inspection it indicates that there is a warning regarding electrical but with no explanation and the plumbing description states cast iron drain pipes and possible root problem but is marked as green (assuming passed).  If there is a problem with electrically will the warrantee cover the potential problem, same question regarding the plumbing. If it is discovered that the cast iron pipes are leaking or there is a root problem, will the warrantee cover these issues?

Actually, I was replying to Dd41 who had mentioned that home. I did look at the comparables document that was  prepared by Unreserved and I am aware of camparables for bidding price. Unreserved really puts in the effort to inform buyers of comparables.  Love the transparency on this website

Hi @itkhd! You're right, the property was previously listed on MLS several weeks ago. It was up for less than a week, but the home had been listed without the owner's consent. After that experience, the owner reached out to Unreserved to put her home on our auction block instead. 

Idk... I remember this house being listed for $989 000 a few months ago and didn't sell. The listing was pulled and now it's here.

Are members of the public able to watch the auction?

I was told that 35 Clarey actually sold for over 1,5 million!
